Horizon Construction Management - Projects

The process of construction management generally simplifies construction projects by permitting the scope of work and specification to be developed throughout the scheme, and to select appropriate procedures and specification to suit the restrictions of the budget. The services of Horizon Construction Management Ltd often include the co-ordination of the entire design team, and our early involvement in a project provides for ‘buildability’ and simplicity in design resulting in economical construction without sacrifice to design.
Construction management is often viewed as a “transparent” procurement technique, where all costs incurred by trade contractors, suppliers and specialists are collated and presented to the client for payment. Generally a JCT contract is drawn up between the client and Horizon Construction Management Ltd as well as each trade contractor ensuring all parties are legally contracted and insured. A financial difference with the construction management process is the fact that the budget is not fixed at the outset and is therefore liable to fluctuation. Often perceived as a disadvantage, but it can also be an advantage to a project where it is difficult to determine a final value, perhaps due to it’s nature or time scales. Consequently a project contingency allowance is built into the budget.
Horizon Construction Management Ltd charges management fees set as a percentage of the build cost but fixed at the outset in order to ensure that costs are minimised. In summary Horizon is able to procure construction work in any number of contractual processes, but has found Construction Management to be a popular solution due to it’s transparency. In fact it is regularly likened to a ‘Cost Plus’ contract.
